2017 1st Quarter Real Estate Market Report for Central Alberta

--> Red Deer sees a slight decrease in listings and slight decrease in Sales compared to same quarter last year. But a strong showing of sales over $500,000.

** Blackfalds sees a 15% decrease in listings and 24% increase in overall sales. The majority of sales coming from Listings under $400,000, the $500,000 market also showing signs of life.

** Lacombe shows a slight increase in listing inventory but sales at a 32% increase show good things are happening, Lacombe's $400-$499 market picking up as well while listing sales over $500,000 continue to be slow

** Sylvan Lake also shows a slight increase in listing inventory but again positive 30% increase in sales and some much

→ This past March single family homes in Red Deer had 76 sales and 204 new listings. The same month in 2016 had 71 sales with 272 new listings.

** This is good news as it shows we are heading towards a more balanced market. The average sale price in the month of March was $339,336 with 77 days on market compared to March 2016 which was $334,859 in 84 days.

** This is a positive trend moving forward as days on market are decreasing and sale prices are increasing.

→ Similarly Sylvan Lake saw 35 sales in the month of March with 58 new listings and March 2016 had 24 sales and 63 new listings.

** 2017 showed 121 days on market for a sale compared to the same time last year with 112 days on market however the 2017 average sale price was
