In My job people always ask me, "Ben, is it worth getting a property inspection?" My answer has always and will always be, "Yes", more so now-a-days than ever. The technology that most inspectors have (infrared cameras, moisture meters) can show so much more than the naked eye can see. Thanks Jesse Fox with FXC Inspections for seeing signs with his equipment that questioned if more was going on. In these pictures (wish i had the before pic) we had noticed a small crack that to most looked like from settling. However there were a few moisture signs as well. and After 2 minutes of cutting this is what we see.... major moisture concerns, rotted studs, the insulation frozen, and obviously from the pics a bit of mold. $525 ish for an inspection on a $100,000, a $500,000 home, doesn't matter how much your spending, point is, the seller isn't happy, and the buyer is very happy. Still buying the place and buyer gets to know this damage is looked after before they move in.
