Interest Rates

Rates are on an upward trend, and have been for 14 months, and there’s no sign of it slowly creeping upwards. 


Opportunity for the next 6-8 months:

Rates are still historically low and home prices are still on sale. Any clients who can buy should take advantage now. Don’t wait! 
This year we’ve been seeing incomes climbing steadily (oil & gas workers and business owners) who have the required 2 year income history to qualify for a mortgage. We feel that this trend will continue which is indicative of a strong 2019!

How Did Central Alberta's Real Estate Market Shape Up in June 2018?   Red Deer's Numbers Were Actually Quite Similar to June 2017! There Were 316 New Listings and 144 Sales With an Average of 58 Days on Market and an Average Sale Price of $330,082   Whereas 2017 Saw 9 Fewer Listings, 3 More Sales, and the Same Days on Market.   Homes are Selling Much Quicker in Red Deer's Surrounding Communities Like Blackfalds, and Sylvan Lake. Days on Market in Those Towns Dropped 30 Days!

How Did the Market Shape Up in April?

Red Deer Saw 311 New Single Family Homes Enter the Market.

Average Sale Price in the Month of April Was $311,515. About $30k Less Lower Than the Average Price This Time Last Year.

Homes are Staying on the Market For an Average of 78 Days. 2 Weeks Longer Than They Were in April 2017.

Sylvan Lake Saw 30 Sales Last Month. With 86 New Listings Posted.

Average Sale Price Was $337,713, With Homes Staying on Market For About 83 Days.

This past March Red Deer saw 293 new single family listings.

The average sale price in the month of March was $300,005 with 64 average days on market compared to March 2017 which was $339,336 with an average of 77 days on market.

This does not mean the price of homes have drastically decreased it is an indication of limited activity in the higher price points.

Sylvan Lake saw 30 sales in the month of March and 101 new listings with March 2017 posting 38 sales and 82 new listings.

The market in Sylvan is showing an average of 85 DOM with an average sale price of $300,577.

Take a Look at Red Deer's Housing Market Stats for February 2018 with Kevin Lapp

98 Homes Were Sold Last Month. Up 8.5% From a Year Ago

237 New Homes Joined the Market.

Average Days on Market was 79. That's Down From Last Year!

Average Sale Price was $313,000. Down Slightly From Last Year

With an Absorption Rate of 12.8%, It's Still a Buyers Market!

This past January Red Deer saw 248 new single family listings.

The average sale price in the month of January was $323,195 with 88 average days on market compared to January 2017 which was $316,458 in an average of 61 days.

Sylvan Lake saw 11 sales in the month of January and 61 new listings with January 2017 posting 14 sales and 54 new listings.

The market in Sylvan is showing an average of 86 DOM with an average sale price of $367,173.

Blackfalds has 13 sales and 44 new single family listings with an average sale price of $329,038 in 78 days.

This is positive as January 2017 posted 54 new listings with 14 Sales for an average price of $294,708. That is an 11% increase of average sale price.

This past December Red Deer saw single family 116 new listings. 

The average sale price in the month of December was $330,689 with 75 average days on market compared to December 2016 which was $291,636 in an average of 58 days.   

This is an 11% increase in sales price.

Sylvan Lake saw 10 sales in the month of December and 32 new listings with December 2016 posting 13 sales and 32 new listings.  

The market in Sylvan is showing an average of 74 DOM with a sale price of $298,531. 

A very similar trend is evident throughout Central Alberta with 187 Single family homes sold and 305 new listings for the month.

*** The market in Sylvan is showing an average of 84 DOM with a sale price of $334,620.

--> A very similar trend is evident throughout Central Alberta with 323 single family homes sold and 713 new listings for the month.

What Happened in the Real Estate Market in September 2017?

--> This past September single family homes in Red Deer had 125 sales and 274 new listings. The same month in 2016 had 146 sales with 253 new listings.

** The average sale price in the month of September was $341,096 with 67 average days on market compared to September 2016 which was $343,585 in an average of 62 days.

--> Sylvan Lake saw 21 sales in the month of September and 61 new listings with September 2016 posting 20 sales and 60 new listings.

** The market in Sylvan is showing an average of 97 DOM with a sale price of $322,881.

--> A very similar trend is evident throughout Central Alberta with 346 Single family homes sold and 761 new listings for the month.
